Job Description Position Overview Revive Construction is seeking an experienced Construction Manager to lead hospitality, restaurant, and retail construction projects throughout South Florida. The ideal candidate is a hands-on construction professional capable of managing projects valued up to $20 million from preconstruction through final completion. This position requires strong experience in project financial management, scheduling, subcontractor coordination, client communication, procurement, and field execution. The Construction Manager will be responsible for the overall success of assigned projects, including maintaining the budget and schedule, managing project teams and subcontractors, identifying risks, resolving issues, and delivering a high-quality finished product. Key Responsibilities Project Management and Execution • Manage hospitality, restaurant, and retail projects from preconstruction through closeout., • Lead projects ranging from smaller interior renovations to complex projects valued up to $20 million., • Develop and maintain project schedules, milestone dates, procurement logs, and short-term look-ahead schedules., • Coordinate project activities with owners, architects, engineers, consultants, vendors, subcontractors, and internal team members., • Manage construction activities in occupied hotels, active retail environments, restaurants, and other operational facilities., • Conduct owner, architect, contractor, subcontractor, and internal project meetings., • Review drawings, specifications, submittals, RFIs, field conditions, and design revisions., • Identify constructability concerns, scope gaps, conflicts, and potential cost or schedule impacts., • Work closely with superintendents to maintain site safety, quality, productivity, and schedule performance., • Ensure projects are completed in accordance with contract documents, approved budgets, schedules, and company standards. Financial Management • Prepare, maintain, and regularly update project budgets and cost reports., • Manage commitments, subcontract agreements, purchase orders, owner change orders, subcontractor change orders, allowances, contingencies, and potential cost exposures., • Review subcontractor applications for payment and prepare accurate owner billing submissions., • Track project costs, forecast cost-to-complete, and maintain accurate projected final cost and profitability reporting., • Review labor, material, equipment, and subcontractor costs for accuracy and contract compliance., • Identify financial risks early and develop recovery or mitigation strategies., • Support monthly financial reviews, cash-flow planning, revenue forecasting, and project profitability reporting., • Maintain organized and complete project documentation supporting all cost and contract decisions. Preconstruction and Procurement • Participate in estimating, bidding, budgeting, scope development, and subcontractor buyout., • Review drawings and specifications to identify trade scopes, exclusions, allowances, alternates, long-lead items, and coordination requirements., • Assist with constructability reviews, logistics planning, phasing plans, preliminary schedules, and value-engineering exercises., • Prepare subcontractor bid packages and conduct detailed bid leveling., • Evaluate subcontractor proposals for scope completeness, qualifications, exclusions, and pricing., • Negotiate subcontract agreements and purchase orders while maintaining project budget and scope coverage., • Develop procurement schedules and monitor long-lead materials, owner-furnished items, permits, and required approvals. Contract Administration and Documentation • Understand and administer prime contracts, subcontracts, purchase orders, and consultant agreements., • Maintain complete project records within Procore or a comparable construction-management platform., • Manage RFIs, submittals, meeting minutes, daily reports, change events, commitments, drawings, specifications, and closeout documentation., • Provide timely written notice regarding delays, design conflicts, changed conditions, additional costs, and other contractual issues., • Track permits, inspections, testing, commissioning, punch-list completion, warranties, attic stock, training, and final closeout requirements. Leadership and Client Relations • Serve as the primary point of contact for clients and project stakeholders., • Provide clear and professional updates regarding project progress, financial status, risks, decisions, and upcoming milestones., • Lead project engineers, assistant project managers, superintendents, and other assigned personnel., • Establish clear responsibilities and hold team members and subcontractors accountable for performance., • Build strong working relationships with clients, design professionals, vendors, and subcontractors., • Represent Revive Construction professionally and support the company’s commitment to responsiveness, transparency, collaboration, and high-quality execution. Required Qualifications • Minimum of 8 years of commercial construction experience, with progressive project-management responsibility., • Demonstrated experience managing projects valued up to $20 million., • Direct experience with hospitality, restaurant, retail, or high-end commercial interior construction., • Strong understanding of project financials, including budgeting, cost reporting, forecasting, owner billing, subcontractor payments, change management, contingency management, and cost-to-complete projections., • Meaningful preconstruction experience, including estimating, scope development, bid leveling, buyout, constructability reviews, logistics planning, and value engineering., • Proficiency with Procore or a comparable construction-management platform., • Ability to read and interpret architectural, structural, mechanical, electrical, plumbing, fire-protection, kitchen, and interior-design documents., • Strong knowledge of construction sequencing, scheduling, procurement, quality control, safety, inspections, and project closeout., • Experience managing multiple subcontractors, consultants, vendors, and internal team members., • Strong written and verbal communication skills., • Highly organized, detail-oriented, and capable of managing multiple priorities., • Ability to independently identify problems, evaluate options, and implement practical solutions., • Proficiency with Microsoft Office, including Excel, Word, Outlook, and Microsoft Project or similar scheduling software., • Valid driver’s license and reliable transportation., • Ability to travel to project sites throughout South Florida as required. Preferred Qualifications • Bachelor’s degree in Construction Management, Engineering, Architecture, Business, or a related field., • Experience with hotel renovations performed while properties remain operational., • Experience with restaurant kitchens, food-service equipment, retail buildouts, and high-end architectural finishes., • Experience with Primavera P6, Bluebeam, QuickBooks, or comparable estimating, scheduling, and accounting platforms., • OSHA 30 certification., • LEED, CCM, PMP, or other relevant professional certification., • Established relationships with qualified subcontractors and vendors in the South Florida market., • Experience with negotiated, design-build, construction-management, and lump-sum project delivery methods. This individual can review a drawing set, develop a scope of work, level subcontractor bids, build and manage a budget, lead construction activities, communicate effectively with a client, and bring the project through final closeout. This position is best suited for someone who takes ownership, communicates early, maintains accurate documentation, anticipates problems, and understands the level of coordination and attention to detail required for hospitality, restaurant, and retail construction.
