Job Description Summary of Primary Functions: Dobbs Equipment is seeking an experienced Preventative Maintenance Service Technician. This position is responsible for performing high-quality lubrication and periodic maintenance service work on heavy equipment, to respond to customer needs in a positive, caring, and timely manner and to ensure maximum value for work performed. Duties and Responsibilities • Completes assigned work orders generated from resident requests for service, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements., • Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, completing all maintenance tasks, and inspecting completed work., • Follows procedures for accessing and obtaining materials, supplies, equipment tools, and other items from the property’s maintenance department by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor/community manager about re-ordering needs., • Assists in maintenance the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways, and pool areas, performing general cleaning, and painting curbs and signage as needed., • Supports cost-cutting and expense control programs by fixing rather than replacing parts, when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment., • Supports Morguard’s Preventative Maintenance efforts by participating in the quarterly preventative maintenance program., • Ability to accommodate a rotating after hours emergency on-call schedule per Morguard’s Emergency On-Call Guidelines.Qualifications Minimum Requirements • A minimum of 2 years of residential maintenance experience including work orders and make ready turns., • Basic to moderate electrical, plumbing, HVAC, appliance repairs and general maintenance skills., • EPA Universal is required, • Valid driver’s license is required. Update as needed., • Supervise all building repairs done by outside vendors, reporting to the Association Manager satisfactory/unsatisfactory completion., • Maintain an operating environment to achieve a satisfactory level of resident’s service as measured by formal and informal feedback and surveys., • Monitoring all systems of the building and performing any and all basic repairs as needed., • Demonstrates a routine and effective ability to adjust to changing circumstances., • Responds to phone calls and correspondence in a timely, professional manner., • Encourages maintenance staff to behave in a professional manner and comply with company’s safety standards. Strategic Thinking The Chief Engineer will be responsible for interviewing, training, staff development and scheduling. Position Type/Expected Hours of Work The schedule of the position is full time (40 hours a week) and will require to be available for emergencies and occasional night and weekend work due to special projects. This an exempt (salaried) position. This position will require to attend occasional off-site meetings during business hours and within the local city limits. Required Education and Experience • High School Degree; preferred education; AA degree in industry, • Three (3) to Five (5) years of experience as a Maintenance employee in a supervisory role in hi-rise buildings., • Must be HVAC Certified and/or have a comparable technical school certification., • Must have strong working knowledge of basic trades, such as, electrical, plumbing, carpentry, HVAC, and painting standard principles and practices., • Ability to analyze and interpret technical aspects, pumps, and motors, mechanical systems with a similar degree of complexity., • Must be proficient and have a working knowledge of Microsoft Word and Excel applications., • Must have a valid Florida driver’s license, • Must have the ability to react and address all emergency situations in a timely manner, generally within 2 hours. Must be available and go to the property in the event of an emergency, which may be night and/or weekends.
