Position Summary The Property Manager is responsible for the day-to-day operation and financial performance of Brentwood Village Apartments. This role combines leasing, resident relations, collections, legal coordination, maintenance oversight, intern supervision, and community engagement. Success in this role means creating a safe, welcoming community while driving occupancy, reducing delinquency, and developing future property management professionals. Primary ResponsibilitiesLeasing & Marketing • Achieve occupancy and leasing goals, • Conduct property tours, • Respond promptly to leads, • Process applications and approvals, • Execute lease agreements, • Coordinate move-ins and move-outs, • Build relationships with local employers, schools, and community organizations, • Develop outreach initiatives to increase qualified trafficResident Relations, • Deliver exceptional customer service, • Build positive relationships with residents, • Resolve complaints professionally, • Conduct resident retention efforts, • Promote a welcoming community atmosphereRent Collections & Delinquency, • Monitor delinquent accounts, • Contact residents regarding unpaid balances, • Negotiate payment arrangements when appropriate, • Prepare notices required under Wisconsin law, • Coordinate evictions with attorneys, • Attend eviction hearings when necessary, • Minimize bad debt through proactive communicationProperty Operations, • Perform regular property inspections, • Coordinate maintenance requests, • Prioritize work orders, • Ensure vacant apartments are ready for leasing, • Maintain curb appeal and common areas, • Monitor vendor performanceFinancial Performance, • Meet occupancy goals, • Control operating expenses, • Prepare monthly variance reports, • Monitor property budget, • Recommend operational improvements, • Identify revenue opportunitiesLeadership, • Supervise leasing interns and seasonal staff, • Delegate leasing activities appropriately, • Coach and mentor team members, • Coordinate with maintenance staff, • Foster a culture of accountability, teamwork, and continuous improvementCompliance, • Maintain accurate resident files, • Ensure compliance with Fair Housing laws, • Follow Wisconsin landlord-tenant regulations, • Maintain company policies and proceduresIdeal Candidate We're looking for someone who: • Enjoys solving challenging problems, • Leads with accountability and integrity, • Takes ownership without waiting to be asked, • Builds trust with residents and coworkers, • Stays calm under pressure, • Loves improving systems and processes, • Believes every community deserves excellent managementQualificationsRequired, • 3+ years of residential property management experience, • Proven leasing success, • Experience with collections and delinquency management, • Experience coordinating evictions, • Strong customer service skills, • Excellent organizational skills, • Ability to prioritize multiple responsibilities, • Valid driver's license and reliable transportationPreferred, • Lease-up experience, • Affordable housing experience, • Student housing or workforce housing experience, • Yardi, AppFolio, or similar property management software, • Experience supervising employees or interns, • Wisconsin property management experiencePerformance Expectations Success in this role will be measured by: • Occupancy growth, • Lease conversion rate, • Resident satisfaction, • Delinquency reduction, • Turnaround time for vacant units, • Team development, • Budget performance, • Property appearance, • Resident retentionWhy BMOC?
