Job Description Hours: M-F - Salaried - Exempt - Occasional Weekend Work Benefits: 401K, Dental, Vision, PTO, Paid Holidays, Disability, Accident, Mileage Reimbursement. Job Type: Full-Time, Salaried, Exempt Shannon Staley and Sons is hiring an Estimator who is experienced in residential construction and remodeling to prepare accurate and competitive estimates, communicate with prospective Customers, and support projects through the sales and pre-construction process. The Estimator is responsible for reviewing project information, visiting jobsites, developing scopes of work, obtaining subcontractor and vendor pricing, preparing project budgets, and presenting estimates to Customers. This is a customer-facing position that requires strong construction knowledge, attention to detail, communication skills, and comfort using estimating and project-management technology. Successful candidates will have the ability to: • Travel to prospective project sites to meet with Customers, review existing conditions, gather project information, take measurements, and identify the requested scope of work., • Review construction drawings, specifications, engineering documents, Customer selections, and jobsite conditions to determine project requirements., • Prepare detailed construction scopes of work, labor projections, material budgets, subcontractor allowances, and complete project estimates., • Identify and quantify project cost factors, including labor, materials, subcontractors, equipment, permits, disposal, delivery, and other project-related expenses., • Use estimating software, templates, spreadsheets, and other Company systems to prepare budgets, proposals, reports, and project documentation., • Obtain and evaluate pricing from vendors and subcontractors by providing clear scopes, quantities, plans, and material requirements., • Communicate with architects, engineers, vendors, subcontractors, Customers, Project Managers, and other project participants to clarify project requirements and pricing., • Work with the sales and costing team to ensure estimates, proposals, and contracts reflect the Customer’s requested scope, specifications, and available budget., • Present estimates and project budgets to prospective Customers and clearly explain included work, allowances, assumptions, exclusions, and alternatives., • Identify project risks, missing information, unusual site conditions, design conflicts, and other factors that could affect project cost or feasibility., • Develop alternates, allowances, or value-engineering options when needed to help align the proposed project with the Customer’s budget., • Revise estimates based on Customer feedback, updated drawings, subcontractor pricing, scope changes, selections, or management review., • Prepare and organize approved project information for handoff to the Project Manager and operations team., • Ensure Project Managers receive the approved scope of work, labor budget, material budget, subcontractor information, allowances, and supporting estimate documentation., • Assist Project Managers with identifying, documenting, and estimating changes to the original project scope when requested., • Maintain accurate and organized records of estimates, proposals, vendor quotes, subcontractor bids, Customer communication, revisions, and project assumptions., • Maintain awareness of applicable building codes, permit requirements, material specifications, and local construction practices that may affect project pricing., • Communicate professionally and consistently with prospective Customers throughout the estimating and proposal process., • Live the Golden Rule and Shannon Staley and Sons’ five Core Values in every interaction on behalf of the Company. Qualifications: • Five or more years of residential construction, remodeling, estimating, project management, or related experience preferred., • Previous experience preparing construction estimates, project budgets, scopes of work, material takeoffs, or subcontractor bid packages preferred., • Strong working knowledge of residential construction methods, materials, labor requirements, sequencing, and subcontracted trades., • Ability to read and understand construction drawings, specifications, engineering documents, and written scopes of work., • Strong mathematical, analytical, organizational, and problem-solving skills., • High attention to detail and the ability to prepare accurate, thorough, and clearly organized estimates., • Excellent verbal and written communication skills., • Ability to communicate professionally with Customers, architects, engineers, subcontractors, vendors, Project Managers, and Company leadership., • Comfortable presenting project estimates and discussing scope, pricing, allowances, exclusions, and alternatives with prospective Customers., • Proficiency with Microsoft Office and the ability to learn and use estimating, CRM, project-management, and document-preparation software., • High school diploma or equivalent required., • Construction management, estimating, skilled trade, or technical education preferred., • Requires a valid driver’s license, reliable transportation, and current automobile insurance., • Must be able to travel independently to prospective and active project sites throughout the Greater Pittsburgh area., • Must be legally authorized to work in the United States., • Must be able to pass required background screening and drug testing.
