Commercial Construction Project Manager We are working on a confidential Project Manager search for an established commercial general contractor based in San Diego, CA. This is an onsite leadership role for a PM who can manage multiple commercial construction projects at once, including tenant improvements, renovations, retail, occupied/open-for-business work, and ground-up commercial projects. The company has a strong Southern California workload and is also supporting commercial work across multiple regions so experience with big-box retail, grocery, warehouse, distribution, light industrial, or large-format commercial construction is highly valuable. This is a strong fit for a Project Manager who can own schedule, budget, subcontractor coordination, client communication, cost controls, change management, and full project execution while working closely with Superintendents, Project Engineers, clients, architects, engineers, subcontractors, and internal leadership. Project Types • Commercial tenant improvements, • Retail and big-box construction, • Ground-up commercial construction, • Grocery, warehouse, and distribution, • Occupied / open-for-business remodels, • Interior build-outs and renovations, • Site renovations and multi-site commercial work, • Light industrial and large-format commercial projects Key Responsibilities • Lead multiple commercial construction projects from preconstruction, estimating, procurement, and buyout through construction, punch, and closeout., • Develop and manage project schedules, budgets, cost controls, forecasts, and overall financial performance., • Oversee subcontractor bidding, scope review, subcontract negotiations, procurement, logistics, and prime / subcontract execution., • Coordinate closely with Superintendents to support field execution, sequencing, safety, quality, inspections, and project milestones., • Review drawings, specifications, scopes of work, and constructability details for accuracy, completeness, and coordination issues., • Manage RFIs, submittals, change orders, quantity take-offs, proposals, meeting minutes, project documentation, and client reporting., • Lead project meetings, site walks, design / preconstruction meetings, owner updates, and weekly progress communication., • Work directly with clients, architects, engineers, subcontractors, vendors, jurisdictions, internal teams, and executive-level contacts., • Own project performance across schedule, budget, contract obligations, quality, safety, client satisfaction, punch list, and final documentation., • Provide leadership and direction to Project Engineers while partnering closely with field Superintendents. Ideal Background • 6+ years of commercial construction project management experience preferred., • Experience managing multiple projects at one time., • Strong background in commercial tenant improvement, renovation, retail, and/or ground-up construction., • Big-box retail, grocery, warehouse, distribution, Target, Walmart, Home Depot, Lowe’s, Amazon, or similar large-format project experience is highly relevant., • Strong understanding of schedules, cost controls, subcontractor coordination, procurement, change orders, RFIs, submittals, buyout, and closeout., • Ability to work onsite from the San Diego office with project site visits and periodic travel as needed., • Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field preferred, but equivalent commercial construction experience will be considered., • Professional communication style with clients, subcontractors, field teams, ownership groups, and internal leadership., • Steady, accountable, team-oriented approach with the ability to manage urgency across multiple active projects. The Project Manager will manage multiple commercial projects and support site visits throughout Southern California, with periodic travel depending on assigned project locations.
