Job DescriptionWE'RE HIRING!!!HANDYMAN / MAINTENANCE TECHNICIANS Location: Seattle, Washington Experience Level: Intermediate Level - 2 years of Experience Shift Timing: 8:00 AM - 4:30 PM | Mon - Fri Pay Rate: $30 - $35/ hr Job Description This role serves as a field representative for the maintenance department, providing high-quality repair, maintenance, and renovation services across apartment and small single-unit properties. You will perform a mix of scheduled, turnover, and emergency maintenance tasks while representing the organization in a professional manner through your appearance, communication, and customer service. The position requires strong technical skills in carpentry, drywall repair, minor electrical and plumbing work, as well as the ability to manage documentation, coordinate with property managers, and support special construction projects. You will help foster a safe, clean, and well-maintained environment for residents and staff while participating in an on-call rotation for after-hours emergencies. Responsibilities • Serve as a field representative of the maintenance department and represent the organization professionally through personal appearance, attention to detail, jobsite cleanliness, customer service, and safety., • Perform regularly scheduled, turnover, and emergency maintenance tasks on properties, including inspections, carpentry, and drywall repair., • Perform construction and special projects as needed, including renovations, remodels, concrete and brickwork, siding and roofing, minor electrical upgrades, and plumbing repairs., • Maintain all mechanical equipment in good, serviceable condition to ensure reliable operation., • Maintain property grounds and landscaping to support a clean, safe, and attractive environment., • Assist the development team with punch lists, due diligence, walk-throughs, warranty work, and special tasks as needed., • Use appropriate Personal Protective Equipment (PPE) and consistently follow PPE protocols and safety procedures., • Clean up and maintain work areas regularly, including maintenance shops and storage areas, to ensure safe and organized workspaces., • Flex work hours as needed to accommodate scheduled tasks, vendor appointments, inspections, and special projects., • Complete all assigned work in a timely, professional, and proper manner, ensuring quality and compliance with standards., • Perform regular janitorial duties, including daily cleaning of common areas, picking up trash on the grounds, blowing curbs, and preparing trash and recycling receptacles for weekly pickups., • Coordinate obtaining bids on property projects and supervise subcontractors as needed to ensure quality and timely completion., • Evaluate properties for proactive maintenance needs and identify potential problem areas before they escalate., • Prepare detailed reports and documentation of incidents, maintenance needs, and operational issues in the assigned platform or system within required timeframes (typically within 24 to 48 hours for non-emergent issues)., • Meet regularly with property managers to maintain clear communication, coordination, and teamwork., • Record all inspections and related maintenance on appropriate forms accurately and in a timely manner., • Prioritize work to minimize vacancy loss, prevent property damage, and provide responsive service to residents., • Order supplies and equipment as needed within the established maintenance budget and follow purchasing procedures., • Process and submit expense reports as required., • Engage with assigned training, complete required courses, and comply with training deadlines., • Review and respond to work emails daily to stay current on assignments, updates, and communications., • Check in daily with appropriate supervisors to review tasks, priorities, and project status., • Participate in an on-call rotation, including evening and weekend emergency pager responsibilities, approximately once per month., • Perform roving duties as assigned, traveling to designated properties to complete maintenance and repair tasks., • Carry out other duties as assigned to support the maintenance and development functions. Essential Skills • At least 2 years of experience in building maintenance, including carpentry, electrical, and plumbing work., • Proficiency in repairs of doors, walls, floors, plumbing systems, electrical fixtures, appliances, locks, and similar building components., • Hands-on skills in carpentry, drywall repair, minor electrical upgrades, and plumbing repairs., • Ability to perform renovations, remodels, and basic construction tasks such as concrete and brickwork, siding, and roofing., • Experience performing inspections, preventive maintenance, and general property upkeep., • Ability to maintain and troubleshoot mechanical equipment to keep it in good working condition., • Strong organizational skills to prioritize work, minimize vacancy loss, and prevent property damage., • Ability to document incidents, maintenance needs, and operational issues clearly and accurately within required timelines., • Computer proficiency sufficient for online ordering, using maintenance platforms or systems, and managing email communication., • Ability to read, write, and communicate effectively in English., • Experience working with a diverse population and providing respectful, responsive customer service., • Regular access to a vehicle suitable for traveling between properties., • Access to general maintenance tools necessary to perform day-to-day tasks., • Access to a cell phone for communication, coordination, and on-call responsibilities., • Consistent use of Personal Protective Equipment (PPE) and adherence to safety protocols., • Reliability in participating in an on-call rotation and responding to emergencies as required. Additional Skills & Qualifications • Experience maintaining apartment buildings and small single-unit properties., • Familiarity with a range of property types similar to affordable or community-based housing environments., • Experience coordinating and supervising subcontractors on maintenance or construction projects., • Ability to obtain and compare bids for property projects and make recommendations based on cost and quality., • Comfort working independently in the field while maintaining regular communication with supervisors and property managers., • Strong attention to detail in maintaining jobsite cleanliness and overall property appearance., • Ability to adapt work hours to accommodate inspections, vendor appointments, and special projects when needed., • Experience with janitorial tasks such as cleaning common areas, managing trash and recycling, and maintaining exterior grounds., • Capability to manage multiple assignments in a mobile, field-based role across different locations., • Willingness to participate in ongoing training and professional development related to maintenance and safety. Work Environment The role is based in a field environment serving apartment properties and small single-unit homes. You will work primarily Monday through Friday from 8:00 a.m. to 4:30 p.m., with participation in an on-call rotation approximately once per month to respond to location emergencies during evenings and weekends. The position is mobile in nature: you will meet in Seattle every Monday to receive weekly assignments and then travel to designated properties throughout the week. Work is hands-on and may involve indoor and outdoor tasks, including maintenance, repairs, janitorial duties, and groundskeeping. You will use standard hand tools and maintenance equipment, and you are expected to maintain clean, organized work areas, including shops and storage spaces.
