Job Description HVAC Technician II Job Description The HVAC Technician II performs preventive and corrective maintenance on commercial HVAC and building systems to ensure safe, reliable, and efficient operation. This role focuses on inspecting, servicing, and repairing heating, ventilation, air conditioning, and related mechanical and electrical equipment while following established procedures, safety standards, and maintenance schedules. Responsibilities • Perform preventive maintenance on HVAC systems according to CMMS schedules, including changing filters and belts, cleaning cooling and heating coils, checking condensate drains, and lubricating bearings on pumps and fans., • Install and replace lighting ballasts and bulbs in response to CMMS work requests., • Assist the Lead Technician or Maintenance Technician III in the repair, adjustment, and maintenance of refrigerants, heat exchangers, HVAC equipment and systems, electrical systems, emergency backup systems, hot water systems, chilled water systems, air conditioning equipment, boilers, heating and ventilating systems, hot water heaters, pumps, valves, piping, and filters., • Analyze the operation of various building and HVAC systems, identify causes of problems or malfunctions, and implement appropriate corrective actions., • Conduct building rounds to inspect equipment and promptly report malfunctions, unusual noises, smells, or odors that could indicate potential problems., • Perform and document maintenance and repairs in a timely, accurate, and complete manner within the CMMS or other reporting tools., • Maintain tools, test instruments, and equipment in good working order and request or order supplies as needed for installations and repairs., • Comply with departmental policies for the safe storage, use, and disposal of hazardous materials and maintain a clean, organized, and safe workspace., • Follow all applicable safety practices and procedures and use required personal protective equipment in accordance with OSHA guidelines., • Collaborate with team members, communicate clearly with supervisors and colleagues, and support continuous improvement of maintenance processes., • Maintain reliable attendance and provide appropriate notification in the event of tardiness or absence. Essential Skills • At least 2 years of experience with commercial air conditioning systems, including chillers, water pumps, cooling towers, air handlers, package units, split systems, exhaust fans, and heat pumps., • Strong HVAC troubleshooting and diagnostic skills for service and repair of mechanical and electrical components., • Hands-on experience performing preventive maintenance on HVAC and related building systems., • Working knowledge of boilers, air conditioning, and general mechanical systems., • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals., • Ability to read and interpret diagrams, drawings, and manuals related to mechanical, electrical, and other craft trades., • Ability to calculate figures and amounts relevant to HVAC and mechanical work., • Familiarity with energy management systems and their operation., • Basic knowledge of Microsoft Office and computer literacy for documentation and CMMS usage., • Understanding of electrical and mechanical principles as they relate to HVAC systems., • High school diploma or equivalent., • Valid state driver’s license., • Ability to maintain a flexible schedule, including days, evenings, weekends, and emergency call-ins., • Strong interpersonal skills and the ability to communicate clearly in both oral and written form., • Demonstrated reliability with the ability to maintain a good attendance record. Additional Skills & Qualifications • Trade school certification in HVAC, electrical, or mechanical disciplines is a plus., • CFC Universal Certification is a plus., • EPA Universal certification experience or familiarity with EPA regulations related to refrigerants is beneficial., • Knowledge of state licensing requirements for performing HVAC and mechanical trade work., • Experience working with energy management systems in a commercial environment., • Team-oriented mindset with a strong work ethic and willingness to support colleagues., • Ability to adapt to changing priorities and respond effectively to urgent maintenance needs. Work Environment This position operates on a first-shift schedule, Monday through Friday from 7:00 a.m. to 3:30 p.m. The role is based in a commercial facility environment and involves regular interaction with HVAC, mechanical, electrical, and building systems. The HVAC Technician II is regularly required to stand for extended periods, walk throughout the facility, use hands to handle tools and equipment, reach with hands and arms, stoop, kneel, crouch, or crawl, and communicate clearly in person and by other means. The role frequently requires climbing stairs and ladders and regularly lifting and moving up to 70 pounds, often at or above chest level. Work includes rooftop assignments and exposure to adverse outdoor conditions, including extreme temperature changes. The position requires consistent use of appropriate personal protective equipment and adherence to OSHA and site safety standards while working around mechanical and electrical equipment. Job Type & Location This is a Contract position based out of Charlotte, NC. Pay and Benefits The pay range for this position is $30.00 - $32.00/hr.
