We are people-people who pride ourselves in providing our residents with a Positive Living Experience. /ph3What you’ll do /h3ulliDirects in all aspects of property maintenance, including preventative, corrective, deferred, and emergency maintenance. /liliPrepares or assists in preparing all market-ready apartments in regard to painting, carpet cleaning, general repairs, housekeeping, etc. within 3 to 5 days after they have been vacated. /liliPerforms various preventative maintenance functions and records findings in maintenance log. /liliMaintain accurate inventory control of tools, equipment and supplies. Uses personal protective equipment as assigned and instructed (e.g., back belts, goggles, dust mask, hard hats and gloves). /liliAssists in performing apartment move-in and move-out inspections as directed by Site Management. /liliEnsures maintenance requests are handled promptly and completed within 24 hours; if parts must be ordered, notifies Site Management and informs residents of delays. /liliAdheres to monthly preventive maintenance directives (lighting, fire safety, pool/spa, life/safety hazards, signage check). /liliKnows location of gas, electric, irrigation, and water shutoffs, all apartment and fixture shutoffs, and sewer cleanouts; posts maps and ensures staff are familiar with them. /liliControls expenses and purchases with approval from the Community Manager for expenditures. /liliEnsures residents are provided with a clean, safe, well-maintained community by completing regular inspections. /liliResponds to resident service requests and concerns in a timely manner. /liliPerforms on-call emergency service as required. /liliSupports the Maintenance Director and/or Property Manager on special projects. /liliPerforms appliance, electrical, HVAC, plumbing, pool, custodial, and carpentry work as necessary. /liliMaintains exterior curb appeal and cleanliness of grounds, laundry room, pool/spa, recreation room, rental office, restrooms, and common areas. /liliPerforms pool/spa maintenance to ensure good appearance and cost-effective operation. /liliWorks with maintenance staff to keep grounds and common areas free of trash and debris. /liliMonitors the maintenance and upkeep of all mechanical equipment, including water heaters and HVAC units. /liliMaintains records and safety data sheets for all hazardous materials and ensures staff are aware of precautions. /liliAs team leader, trains and supervises community maintenance staff and participates in hiring, interviewing, training, and performance reviews with the Property Manager. /liliCoordinates activities with Site Management and maintenance departments. /liliRecommends measures to improve operations, safety and service quality; suggests changes to increase efficiency. /liliEnsures safe work practices are followed by all maintenance staff and holds monthly safety meetings. /liliMaintains open communication with Property Manager and other team members; communicates maintenance problems or life/safety deficiencies to Site Management. /liliSupports capital improvements planning and project specifications, bid processes, contracts, and negotiations when applicable. /liliEnsures timely and accurate submission of time sheets for the team. /li /ulh3What you will need /h3ulli1+ years of property maintenance experience is preferred. /liliPrior supervisory experience is required. /liliA valid driver's license in good standing is required for this position, as regular travel between multiple sites is part of the role. /li /ulh3Who you are /h3ulliFocused with high attention to detail /liliCurious and proactive /liliGrowth-oriented and well-organized /liliDisciplined and self-sufficient /liliA strong communicator /liliTech savvy /li /ulh3What’s in it for you /h3pWe believe people do their best work when they’re supported—personally, professionally, and beyond.
