Job Description Job Title: Facilities Manager Job Description The Facilities Manager oversees the complete lifecycle of company facilities, from site identification and buildout through daily operations, optimization, and decommissioning. This high-impact role ensures facility reliability, safety, compliance, and readiness to support a fast-moving, engineering-centric environment. The Facilities Manager collaborates closely with Operations, EHS, IT, Finance, and external partners to keep buildings, systems, and workspaces operating at the highest standard. Responsibilities • Identify and evaluate new facility opportunities that align with organizational growth plans., • Lead site selection, due diligence, and space planning for new and existing facilities., • Manage the full lifecycle of each facility, including acquisition, buildout, operation, optimization, consolidation, and closure., • Lead lease negotiations and manage ongoing landlord relationships to support facility needs., • Oversee key service contracts such as HVAC, janitorial, landscaping, security, and waste management., • Track lease requirements, critical dates, and common area maintenance (CAM) reconciliations to ensure compliance and cost control., • Oversee mechanical, electrical, plumbing, and building automation systems to maintain reliable operations., • Manage critical environments including laboratories, server rooms, manufacturing areas, and controlled-temperature spaces., • Develop and manage preventive and predictive maintenance programs for building systems and equipment., • Manage procurement and monitoring of utilities, including energy, water, gas, and waste., • Drive sustainability initiatives and identify opportunities to improve energy efficiency and resource utilization., • Oversee renovation projects, facility improvements, and buildouts from planning through completion., • Coordinate contractors, architects, engineers, and permitting authorities to deliver projects on time and within scope., • Manage project scope, schedules, budgets, and furniture, fixtures, and equipment (FF&E) requirements., • Oversee day-to-day building operations, repairs, and work-order management to maintain a safe and functional environment., • Maintain computerized maintenance management systems (CMMS) and track operational key performance indicators (KPIs)., • Ensure compliance with OSHA, ADA, environmental regulations, and applicable building codes., • Support environmental health and safety (EHS) programs, emergency preparedness activities, and regulatory inspections., • Develop and manage facilities operating and capital budgets to support organizational objectives., • Lead internal facilities staff and manage external contractor teams to deliver high-quality service. Essential Skills • Proven experience in facility management across the full facility lifecycle, including acquisition, buildout, operation, optimization, and decommissioning., • Strong experience in facilities maintenance and day-to-day building operations., • Demonstrated expertise in vendor management, including negotiating and overseeing service contracts for HVAC, janitorial, landscaping, security, and waste., • Hands-on experience managing utilities and utilities maintenance, including energy, water, gas, and waste systems., • Working knowledge of mechanical, electrical, plumbing, and building automation systems (MEP)., • Experience managing critical control points and critical environments such as labs, server rooms, manufacturing areas, and controlled-temperature spaces., • Solid understanding of safety procedures and regulatory compliance, including OSHA, ADA, environmental regulations, and building codes., • Ability to develop and manage preventive and predictive maintenance programs using CMMS tools., • Strong project management skills for overseeing construction, renovations, and capital projects, including scope, schedule, and budget control., • Experience developing and managing operating and capital budgets for facilities., • Proven leadership skills with the ability to lead internal facilities staff and manage external contractor teams., • Ability to collaborate effectively with cross-functional teams including Operations, EHS, IT, Finance, and external partners. Additional Skills & Qualifications • Experience supporting laboratory, manufacturing, or other mission-critical environments., • Multi-site or portfolio facilities management experience., • Professional certifications such as IFMA FMP/CFM, BOMI, PMP, or LEED., • Experience in advanced materials, aerospace/defense, manufacturing, or technology sectors., • Experience with security systems, emergency planning, or business continuity programs., • Familiarity with sustainability initiatives and energy efficiency programs., • Comfort working in a fast-moving, engineering-centric organization and adapting to changing priorities., • Interest in ongoing professional development, training, and facilities-related certifications. The position requires regular on-site presence to supervise day-to-day operations, maintenance, and projects, and may involve occasional work outside standard business hours to support critical systems, emergencies, or project milestones. Job Type & Location This is a Permanent position based out of Dulles, VA.
