This critical role requires professionals who work effectively in a structured rotating shift environment, providing continuous coverage for building systems monitoring, maintenance and emergency response while maintaining the highest standards of service delivery and safety.What your day-to-day will look like:Building Services OperationsMonitor, maintain gas boiler systems ensuring optimal performance / safety complianceOperate, maintain air compressor systems including routine checks & troubleshootingConduct continuous Building Management System (BMS) monitoring & respond to system alertsProvide 24/7 alarm monitoring & response for fire, security, and building systems alarmsPerform routine plant room maintenance including inspections, cleaning, minor repairsMaintain area cleanliness standards throughout plant rooms, mechanical spaces & operational areasAdditional site alarm coverage including perimeter security, emergency systemsOperational DutiesWork collaboratively as part of a team to ensure seamless facilities managementParticipate in structured 15-minute handover periods to communicate system status.Monitor & respond to building services requirements throughout the shift durationMaintain accurate logs & documentation of all maintenance activities, alarm responses, & incidentsEmergency ResponseRespond promptly to building system alarms and emergency situationsImplement emergency procedures for gas leaks, boiler failures, system malfunctionsCoordinate with emergency services & external contractorsConduct safety isolations & system shutdowns during emergenciesProvide first-line technical support for building occupants & security personnelTeam CollaborationWill function effectively as part of a wider facilities team organised into 3 rotating teamsSupport team members during high-demand periods & emergency situationsProvide coverage for absent colleagues through overtime arrangements when requiredContribute to cross-training initiatives across all building services systemsWorking PatternShifts are 06:00 - 14:00 and 10:00 -18:00 5 days a week Mon - FriEssential RequirementsTechnical Skills & ExperienceGas Safe certification or equivalent gas systems qualification requiredCertified via the Boiler Operation Accreditation Scheme (BOAS)Experience with commercial boiler operations, maintenance, safety proceduresKnowledge of compressed air systems operation & basic maintenanceFamiliarity with Building Management Systems (BMS) & HVAC controlsUnderstanding of alarm systems including fire detection, security, plant monitoringBasic electrical knowledge for plant room equipment & control systemsMechanical aptitude for routine maintenance & minor repairsHealth & SafetyCurrent health and safety certifications relevant to building servicesUnderstanding of DSEAR, COSHH, confined space regulationsKnowledge of gas safety procedures & emergency response protocolsExperience with risk assessment & method statement proceduresFirst aid certification preferred or willingness to obtainPersonal AttributesStrong problem-solving abilities and capacity for independent decision-makingExcellent diligence for monitoring multiple building systemsPhysical capability to work in plant rooms, confined spaces, varied environmentsAbility to remain calm & effective during emergency situationsProfessional communication skills for interaction with building occupants & contractorsDesirable Qualifications / ExperienceCity & Guilds qualifications in Building Services EngineeringAdditional certifications in HVAC, electrical systems, or mechanical servicesGA100 & GA101 (Gas)Experience with computerized maintenance management systems (CMMS)Knowledge of energy management and sustainability practicesPrevious facilities management or building services experienceConfined space entry certificationAbility to work in plant rooms, basements, and rooftop locationsPhysical fitness to climb stairs, work in confined spaces, lift equipment up to 25kgManual dexterity for operating valves, controls, maintenance toolsVisual acuity for reading gauges, displays, technical documentationHearing capability to detect unusual equipment sounds and alarm signalsWhat We OfferWork-Life BalanceStructured schedule providing predictable extended time off periodsFair rotation ensuring no permanent assignment to challenging shift patternsAdvance schedule notification enabling effective personal planningFlexible annual leave arrangements within team coverage frameworkProfessional DevelopmentOngoing technical training in building services systems and innovative technologiesSupport for professional certifications and continuing educationCareer progression pathways within facilities managementCross-training opportunities across different building services disciplinesApprenticeship and qualification upgrade supportApplication RequirementsCandidates must demonstrate technical competency in building services, commitment to shift work and proven reliability in critical infrastructure roles.
