As the Cluster Maintenance Manager for Samko Hospitality Limited (SHL), you will oversee the engineering and maintenance operations across the Company's cluster of hotels and hospitality assets, ensuring they remain safe, compliant, well maintained, and operationally effective. You will be responsible for delivering robust Planned Preventative Maintenance (PPM) programmes, managing reactive maintenance requirements, ensuring statutory compliance, and supporting energy efficiency initiatives across the cluster properties. Working closely with General Managers and Heads of Department, you will provide operational engineering support to existing SHL properties whilst assisting with the mobilisation and integration of any future acquisitions or additional assets that join the portfolio. The role requires a hands-on and proactive approach, balancing day-to-day operational demands with longer-term maintenance planning, compliance management, and asset preservation. Duties and Responsibilities Engineering & Maintenance Operations Oversee the engineering and maintenance operations across the SHL cluster properties and associated hospitality assets. Manage all building services, plant, and equipment including HVAC, electrical systems, plumbing, BMS, lifts, commercial kitchens, swimming pools, spas, guest room systems, and ancillary facilities. Develop, implement, and maintain Planned Preventative Maintenance (PPM) schedules across the cluster to maximise asset life and minimise operational disruption. Ensure reactive maintenance issues are addressed promptly and effectively with minimal impact on guests and operations. Coordinate maintenance activities and engineering resources across the cluster to ensure appropriate coverage and operational resilience. Ensure all properties are maintained in accordance with brand standards, operational requirements, and ownership expectations. Maintain accurate maintenance records and ensure all statutory inspections and servicing requirements are completed within required timescales. Guest Experience Support the delivery of an exceptional guest experience by responding promptly and professionally to maintenance-related issues. Ensure maintenance activities are planned and delivered with minimal disruption to guests and hotel operations. Work closely with operational departments to proactively identify and resolve maintenance concerns. Support hotel teams in maintaining high presentation standards across all properties. Health, Safety & Compliance Ensure full compliance with all applicable UK legislation and statutory requirements, including but not limited to: Health and Safety at Work Act; Regulatory Reform (Fire Safety) Order; Legionella Control (L8 / ACOP); Gas Safety Regulations; Electrical Safety Regulations; PUWER; LOLER; and Asbestos Management Regulations. Support the Responsible Person for Health and Safety where applicable and provide technical guidance on engineering compliance matters. Manage risk assessments, method statements, permits to work, inspections, audits, and compliance records. Ensure all statutory inspections, servicing, and certification activities are completed and documented appropriately. Liaise with insurers, auditors, enforcement authorities, and external consultants where required. Support site security arrangements and associated engineering controls to minimise risks relating to theft, crime, and safety hazards. Leadership & People Management Lead, motivate, and support maintenance teams across the cluster properties. Provide coaching, guidance, and development opportunities to maintenance colleagues. Conduct regular performance discussions and identify training requirements. Support rota planning, on-call arrangements, and resource allocation across the cluster. Promote teamwork, accountability, and effective communication across all sites. Ensure contractors and third-party suppliers comply with SHL standards, health and safety requirements, and legal obligations. Financial & Contract Management Support the preparation and management of maintenance budgets and expenditure. Monitor maintenance costs whilst maintaining operational and compliance standards. Assist with the management of supplier relationships and service contracts to ensure value for money and service delivery performance. Support procurement activities relating to maintenance services, equipment, and projects. Monitor contractor performance against agreed service levels and contractual obligations. Energy Management & Sustainability Support the delivery of energy efficiency initiatives and sustainability objectives across the cluster. Monitor utility consumption and identify opportunities to reduce energy, water, and waste costs. Work with General Managers and operational teams to implement energy-saving measures and improve environmental performance. Promote responsible resource management and support wider ESG initiatives where applicable. Refurbishments & Projects Support refurbishment projects, renovations, and capital works across the cluster properties. Coordinate contractors and suppliers to ensure projects are delivered safely, on time, and within budget. Assist with property improvement initiatives and operational upgrades. Support the mobilisation and integration of any future acquisitions or additional properties that join the SHL portfolio. Stakeholder Collaboration Build effective working relationships with General Managers and Heads of Department to ensure engineering support aligns with operational priorities. Support internal audits, brand inspections, and compliance reviews. Provide regular maintenance and compliance updates to senior management where required. Act as the key engineering contact across the cluster properties. General Carry out any additional duties reasonably requested by the business. Respond to emergency situations and provide operational support during critical incidents or business continuity events. Support the wider hotel teams where required to ensure the effective operation of the business.
