Ref: 5299983 \n Location: Kingston Upon Thames (KT1) – Covering 2 sites 15 minutes apart \n Hours: Monday to Friday 8am-5pm \n Pay: £42,000 per annum \n Duration: Temp to Perm \n \n Duties \n The Maintenance & Service technician will be required to carry out a range of both Reactive Works and Planned Preventative Maintenance (PPM) tasks in accordance with the PPM schedule, including but not limited to: \n\n • Deliver a wide range of planned & reactive maintenance works.\n, • Provide initial response to all Reactive Maintenance requests during normal working hours and Out of Hours as part of the On-call Out of Hours Rota. A company van will be provided for use to travel to and from the sites as needed (excludes personal use)\n, • Quarterly shower head & hose cleaning in accordance with L8 requirements (full training will be provided)\n, • Monthly temperature monitoring of Hot & Cold water systems\n, • Continuous monitoring and maintenance of mechanical systems, fittings and plantrooms\n, • Weekly flushing of water outlets in all unoccupied rooms\n, • Weekly fire alarm testing on the student accommodation\n, • Bi-annual Fire Door inspections (full training will be provided), ensuring necessary adjustments are completed / faults & damage recorded accurately.\n, • Undertake regular visual inspections of building fabric, furniture, fixtures & fittings\n, • Effect repairs to building fabric, furniture, fixtures & fittings where noted / when reported.\n, • Undertake minor repairs to faults reported within student bedrooms and shared kitchen facilities covering all elements of building Fabric, Fixtures & Fittings.\n, • Undertake minor decorating works when needed.\n, • Undertake quarterly RCD Function tests\n, • Attend to faults with domestic water supply & drainage systems / other plumbing works including but not limited to resolving blocked toilets & drains, changing taps, shower valves, etc.\n\n \n Person Specification \n\n • Applicants will be subject to a Disclosure & Barring (DBS) check.\n, • Demonstrable experience in a similar role essential\n, • Suitable trade discipline qualification (minimum NVQ level 2 or equivalent)\n, • Working knowledge of ACOP L8 desirable\n, • Full UK Driving License\n\n

Safekeeping of security keys on behalf of residents and the estate, strictly following standard operating procedures at all times. Issuing of keys only to the correct personnel / residents. Strictly checking that the appropriate authorisation & disclaimers are in place. Cross training of other resort departments. Responding to resident enquiries by the b. Life system ensuring the time constraints are met for open tickets. Receipt & issue of residents’ dry cleaning/laundry ensuring relevant paperwork is completed. Apartment & Estate key audit during night shift, with follow up for any missing keys with the last person in possession. Pro-actively dealing with maintenance and cleaning problems that are identified within the estate. Maintain a safe environment for all people in the estate at all times. Secure handling of people’s data, ensuring the PC is locked when not in use or nearby. Ensuring you comply by GDPR. Report any accidents and record in the accident book as appropriate. Turn on and off the lobby lights at the appropriate times. Ability to handle high pressure moments where many people may be queuing. The capacity to deal with complex issues and the ability to stay calm when dealing with challenging people. Conduct monthly stock checks of the first-aid box, concierge stock within concierge office and requisition supplies as appropriate. Assist residents in a friendly, proactive and efficient manner with appropriate follow-up as necessary. Know all essential aspects of the resort. Build a good rapport with residents.
