This opportunity is ideal for a diligent and analytical professional who thrives in a collaborative environment and is confident managing project costs from tender stage through to completion.The successful candidate will play a key role in pre-construction and commercial management activities, ensuring projects are accurately costed, financially controlled, and effectively resourced. Working closely with the Managing Director, Project Managers, suppliers, and internal teams, you will contribute to successful project delivery through accurate estimating, procurement planning, and commercial oversight.The RoleAs Commercial Lead, you will be responsible for oversight of preparing detailed and competitive cost estimates, overseeing project financial performance, and managing resources across multiple schemes. You will review drawings, specifications, and project documentation to ensure all estimates are commercially sound while maintaining strong control of costs throughout the full project lifecycle.You will also take ownership of procurement planning, supplier engagement, and the JCT contract cycle, ensuring materials and resources are secured in line with programme requirements. In addition, you will support senior leadership by monitoring and reporting on project RAG status across UK-based projects.Key ResponsibilitiesMonitor and control project costs from tender stage through to completionReview drawings, specifications, and project documentation to ensure commercially viable submissionsManage procurement schedules and ensure materials are ordered in line with programme requirementsTake ownership of resource planning and allocation across schemesLead supplier and subcontractor engagement, pricing reviews, and negotiationsMaintain accurate estimating, procurement, and commercial recordsOversee and manage the JCT contract cycleAttend internal handover, commercial, and project review meetingsMonitor and report on project financial performance and RAG status to senior managementSupport continuous improvement of estimating and commercial management processesAbout YouPrevious experience working as an Estimator, Quantity Surveyor, or in a similar commercial fit out roleStrong understanding of refurbishment, fit-out, or general construction projectsProven ability to manage project costs and commercial reporting from tender to completionExperience preparing take-offs, procurement planning, and resource managementIdeally knowledge of JCT contracts and contract administration, however training can be givenExcellent numerical, analytical, and organisational skills with strong attention to detailCommercially aware with the ability to work proactively and independentlyConfident communicator with a collaborative approach to working with internal teams and suppliersComfortable working in a fast-paced office-based construction environmentThis vacancy is being advertised by ST TALENT Ltd , an Employment Agency.
